Maintenance
Your home should be maintained to the highest standard at all times—without you having to think about or stress it. From routine care, to coordinating specialized repairs, every job is completed and cleaned up with close attention to detail as if your property were my own.
Services include:
- Emergency response, regular property inspections, preventative maintenance

Meet the Founder
Mitchell McCuistion, founder of 1 Percent Property Solutions, is a San Diego native with a deep appreciation for exceptional homes and the level of care they require.
At just 20 years old, Mitchell earned his real estate license—an early step that reflects both his drive and longstanding passion for property. His past experience living in Rancho Santa Fe, within the prestigious Bridges community, further shaped his understanding of luxury living at the highest level.
His career path has been anything but conventional. From working as a deckhand on a motor yacht in Coronado—where precision, discipline, and attention to detail were essential—to gaining experience with luxury automotive brands in Scottsdale, AZ for several years, Mitchell developed a service mindset rooted in quality and presentation.
After returning to San Diego, living in Coronado and Encinitas, he joined a seen in Wall Street Journal top 10 small teams globally, Berkshire Hathaway, Team Chodorow in La Jolla as a listing coordinator, supporting some of the region’s most distinguished properties. It was here that he recognized a consistent need: these exceptional homes—often second or third residences—required ongoing oversight, maintenance, and care to truly reflect their value. Keeping these homes in pristine, guest-ready condition is an ongoing, meticulously managed effort.
Now 31 years old, with a clear vision and a passion for delivering that level of service, Mitchell founded 1 Percent Property Solutions to provide tailored property oversight and concierge services for discerning homeowners.
From living in Coronado, Rancho Santa Fe, and Encinitas, and working in La Jolla, he came to realize that he is operating within some of the top 1% of clients and properties in the world—right in his own hometown. Through this exposure, he developed a refined appreciation for luxury, regularly engaging with homes valued between $2 million and $40 million.
